We kindly ask you to review the House Rules to ensure your stay is as comfortable and seamless as possible. Please confirm your agreement within 48 hours of booking through the form link you will receive. This ensures that any questions or concerns can be addressed early, and if necessary, reservations can be canceled penalty-free. We appreciate your cooperation in maintaining the high standards of our retreat!
Security: A discreet doorbell camera is positioned at the entrance, solely monitoring the entryway to the home while ensuring the hot tub area remains completely private. Two additional cameras, one at the front and one at the back of the garage, provide coverage of the driveway and the woods behind the house.
Pet Policy: We love welcoming pets, but prior approval is required. A nightly fee of $45 per pet will apply. Kindly provide details about your pet (breed, size, and temperament) before booking for a swift approval process.
Septic System: To preserve the integrity of our septic system, please only flush toilet paper—no food, oils, paper towels, wipes, or feminine products. The system will back up if this policy is not followed.
Trash Disposal: All trash must be taken to the community dumpsters located behind the MPOA Office near the community pool (4007 Peak Drive). To protect wildlife, do not leave trash outside. A $150 fee will apply if trash is left behind for collection.
Early Check-in/Late Checkout: Available upon request and subject to very limited availability, these cannot be guaranteed until 48 hours prior to your stay. A $15/hour fee applies.
Parking: All vehicles must remain fully off the road. Community parking is available if needed (details in the guidebook). No RVs, trailers, or oversized vehicles over 3/4 ton allowed.
Amenity Limitations: Basic amenities such as toiletries and cooking essentials are provided as a courtesy. Please note these are not designed for excessive use.
Pool Access:
** No unregistered guests or pets without prior approval. Occupancy guidelines must be strictly adhered to.
** Respect the space: As this is a community retreat, not a hotel, we ask that you keep the property tidy for future guests.
** Trash: Ensure all trash is taken to the dumpsters. A $150 trash pickup fee will apply if trash is left behind.
** Outdoor fire pit cleanliness: Please keep the firepit clean. Additional cleaning fees will apply for stuck-on residue from marshmallows or other items.
** Hot tub: Please shower before entering the hot tub to maintain water clarity. Perfume, lotions, and sweat can create murky water.
** Quiet hours are from 10 pm to 7 am. Please respect our neighbors and maintain a peaceful environment for all.
** No smoking indoors or on the wraparound deck. Any violation will incur cleaning fees.
** No shoes indoors: Please remove shoes at the door to prevent damage and staining.
** No parties or events: A strict no-party policy is enforced. Violations will result in termination of your reservation without refund.
** Food items: Please discard any perishables at the end of your stay. We are not responsible for any adverse reactions to food left by previous guests.
** No illegal activity: Any involvement with illegal substances will lead to immediate eviction and police notification.
** Approval required: Please provide details on your pet’s size, breed, and number before your reservation.
** Keep it clean: Pets must be supervised, kept off furniture, and have clean paws when re-entering the home.
** Leashing required: Pets must be leashed or contained while outside.
** Up to two pets maximum, subject to approval.
** Flea treatment and vaccinations must be up to date.
** Pet fees will be applied with your reservation, and any excessive cleaning or damage will be charged to the guest.
** Missing towels: $15 per towel, regardless of size.
** Smoking indoors: $150 or the cost of remediation, whichever is higher.
** Plumbing issues: Charges apply for flushing unapproved items, including the cost of repairs and flood remediation.
** Stains on carpet, rugs, or furniture: $10 per stain if cleanable. Additional fees may apply if stains are permanent.
** Lost keys: $250 to rekey.
** Lost pool pass: $150 for replacement and time required to pick it up.
** Early check-in or late checkout without prior approval: $50 per hour.
** Excessive guests beyond reservation: $70 per guest, per night.
** Unregistered pets: $90 per pet, per night, plus cleaning/damage fees if required.
** Excessive cleaning: All costs in excess of cleaning fee assessed by cleaners.
** Trash not taken to dumpsters: $150 for removal, plus any additional fees for community fines or trash scattered by animals.

Caleb retired from the Marine Corps in 2019 and worked a corporate cybersecurity job for three years before realizing his passion for real estate and hospitality. Hosting superior vacation rentals is the synthesis of those two passions and we hope that passion shows through during your stay.
Nancy is a Real Estate Advisor based out of Annapolis, MD. Her passion for helping her clients achieve their real estate dreams coupled with a lifelong passion for houses have led to a wonderful career in the field. She brings this expertise to our short term rentals to elevate the experience for our guests.
We have two young girls, 8 years apart, and are well accustomed to traveling as a family.
